This analysis is exclusively for MHA members. We will be providing additional information on a periodic basis.
The Margate Homeowners Association has performed an analysis of real estate data that is provided by the State of New Jersey on an *annual basis. The data consists of comprehensive real estate property records for all Margate City properties. Data includes such items as homeowner name, property address, property size, tax assessment, sales price taxes paid and many other items.
Important findings from Feb, 2022 dataset, with much more to follow in future postings:
There were a total of 7,078 properties on which real estate taxes are paid, and does not include the approximately 500 properties for which no taxes are being paid.
This figure is up from a total of 7,062 properties listed in the 2019 dataset
Approximately 67% of owners of tax-paying properties list their primary address as being outside of Margate City
This figure has remained stable across the 2019, 2020 and 2022 datasets
The sum of assessed values of tax-paying properties is $3.71 billion, which is an increase of approximately $17 million from the 2019 dataset.
The total property tax paid by property owners based on the 2022 dataset is $59.6 million, with an average of about $8,400 per property. This total is an increase of approximately $2 million from the 2019 dataset.
- Note that these data are made publicly available by law. MHA performed the analysis from data made available in 2019, 2020 and 2022, but no data was made available for 2021.
